Renowned East Lothian inn sold

The leasehold interest in one of Scotland’s busiest and most desirable inns, the
Longniddry Inn in East Lothian, has been sold through the Edinburgh office of international licensed property agents, Christie + Co, to experienced local operators.
This highly profitable and well managed business attracts a high volume of trade
from a wide area. It has an annual turnover in excess of £1m and typically serves
between 250 and 300 diners on a Saturday evening. Some 300 to 400 diners per
week have to be turned away due to lack of capacity.
The inn is situated on the A198 coastal road in the centre of Longniddry, a popular commuter village with easy access to the city of Edinburgh both by rail and road, as well as the airport and other major arterial routes.
The coast at Longniddry Bents attracts the largest number of visitors of any
countryside site in East Lothian, being the nearest extensive sandy beach to
Edinburgh. The area is also renowned for its golf courses.
Originally a blacksmith's forge and three cottages, the Longniddry Inn retains many original features and comprises a 100-cover restaurant, a 50-cover bar, a 75-cover function suite, three-bedroom staff cottage, a large car park and an open area adjacent to the function suite with planning permission for an Orangery extension.
The inn serves an extensive range of traditional food, with 13 starters and 26 main courses to choose from. In the run up to Christmas there are functions every single night.
Ken Sims, director of Christie + Co's Edinburgh office, comments: "After eight
successful years at the Longniddry Inn, owner-operators Linda and David Tweedie decided that the time is right to take a step back from running this busy business and have an easier life.
The purchaser, Alan Russell, previously owned a number of businesses including
the Woodside Hotel in Musselburgh, the Old Smiddy in Pencaitland and currently
has the Adnmiston Manor and Coronation Restaurant. Alan and his wife have a
wealth of experience in the hospitality industry and are highly regarded, particularly in East Lothian, and will be ensuring the Longniddry Inn continues to provide good food and a great atmosphere for the future."
Christie + Co sold the Longniddry Inn for an undisclosed figure after seeking offers in excess of £250,000 for the leasehold interest.
