LOW COST PUB OPPORTUNITY

A chance to break into the licensed trade with low entry costs has arisen in East Devon with the sale of the Beacon Vaults, a character pub in Exmouth, with the owners seeking £43,950 for the leasehold interest.

The pub is held on a Scottish & Newcastle three year rolling lease agreement at a current rent of £25,844 a year with rent reviews every three years.

The agreement also releases the tenant from being responsible for external repairs while the business enjoys a "healthy turnover and profits".

Agents Bettesworth describe the popular wet led 'local' as a community focused pub operated by a husband and wife team with part time staff as required.

"It is mainly wet led, with potential to boost the catering side of the business, which has gained a reputation for its Sunday roasts making it a popular day for families.

"It has two different trading areas – a lounge bar with banquette seating, loose tables and chairs for 40, a period fireplace and bric a brac featuring a nautical theme. There is also a public bar seating 22."
 
The property includes private accommodation with three double bedrooms, an office or fourth bedroom, with loft, bathroom and living room.
