Boutique hotel in Cornish coastal village for sale

A coastal boutique hotel, located in the small harbour village of Mousehole, near Penzance in Cornwall, has been placed on the market through the Exeter Office of Christie + Co.
The Old Coastguard Hotel is believed to have been constructed in 1902 as a coastguard look-out for Mounts Bay and is in a stunning waterfront location. The hotel trades with 14 en suite letting bedrooms, a bar and seating area, a residents' sun room and a two-tier restaurant with open sea views offering 50 covers, but could easily extend to 80. Mature landscaped lawns lead down to the coastal path.
Mousehole harbour is steeped in history, reportedly operating as a commercial fishing harbour from the 13th Century. The hotel occupies a dramatic position looking out over Mounts Bay and St Michael's Mount in the distance. Nearby is the main commercial centre of Penzance, with its well established art community and main line railway station.
Michael Easton, from Christie + Co's Exeter Office, who is handling the sale, commented: "The Old Coastguard Hotel has been owned and operated by Bill Treloar for the past 20 years, within which he has created a successful and sought-after location. Within the past three years Bill has completely refurbished the entire hotel, which will allow the next owner to concentrate on the trade without any further capital expenditure needed for some time to come. The hotel has just received a 3 Star rating by the AA and a second Rosette for its restaurant, which can only improve this already successful business."
The Old Coastguard Hotel is being offered for sale with an asking price of £2,600,000 for the freehold interest.
